Budgeting for the interior of a new-build home
How much does a complete interior cost for your new-build home or luxury apartment? Start with what is already being provided and what you still want to have designed, finished, and furnished. This checklist helps you build a complete budget and compare quotes fairly.
What does it cost to fully furnish a new-build apartment?
There is no reliable total amount without knowing the handover specifications, desired interior, and the scope of the guidance. The total interior budget includes design and coordination, the required fit-out work, the kitchen and other bespoke joinery, lighting, furniture, window coverings, and delivery or installation. Do not count included items twice. Therefore, an amount for interior design alone says little about the costs of a fully furnished apartment.
What is already included in your new-build home?
Use your technical description and confirmed options as a basis. List the flooring, walls, ceilings, kitchen, plumbing, and connections for each room. Note whether the item is supplied as standard, ordered as additional work, or still needs to be provided by another party.
Words like luxury, shell, or move-in ready do not replace that inventory. A home with a kitchen and bathroom may still require lighting, window coverings, and closets. A shell property may actually require significant preparation before the first piece of furniture is delivered. Ask the developer to clarify in writing any uncertainty about what is included at handover.
Which cost items belong in the overview?
The table below is a checklist, not a price list or a standard package. Not every home needs every item. Indicate for each line: included in the construction, to be budgeted, quote received, or approved.
| Budget item | Include in the comparison |
|---|---|
| Design and guidance | Rooms, variants, drawings, material choices, showroom visits, and agreed fit-out coordination. |
| Preparation and fit-out | Inspection and preparation of surfaces, floor, wall, and ceiling finishes, and agreed-upon technical adjustments. |
| Kitchen and appliances | Cabinets, countertop, appliances, backsplash, connections, delivery, and installation. Compare the complete setup. |
| Sanitary ware | Only the components outside the project offer, including any adjustments and installation. |
| Other custom work | Closets, interior layout, fittings, finishing, measurement, production drawings, and installation. |
| Lighting | Lighting plan, fixtures, light sources, controls, required technology, and installation. |
| Furniture and textiles | Loose furniture, rugs, curtains or other window coverings, tracks, and installation. |
| Logistics and completion | Transport, any special hoisting or lifting work, protection, storage, cleaning, and agreed-upon checks. |
| Reserve | A separately discussed margin for uncertain work and changes, not tacitly incorporated into other items. |
Record amounts on the same basis, with clarity regarding VAT and included work. A component that has not yet been quoted is unknown, not free. Also ask whether an amount is a fixed price, a provisional sum, or a preliminary estimate and what conditions apply.
How do you allocate the budget without cutting corners on everything at once?
Start with items that are technically interconnected or difficult to adjust later. Think of connections behind a kitchen, continuous flooring, and preparation for fixed closets. Then, determine what improves daily use the most. A good wardrobe can be more urgent than the final furnishings for a room that is rarely used.
In addition, distinguish between quality, quantity, and specific custom work. A simpler closet layout can be a targeted saving without changing the entire material palette. A different kitchen layout can have more effect than saving a small amount on every appliance. Discuss alternatives as complete variants, with visible differences in use, appearance, and costs.
How to compare two quotes on a like-for-like basis
- Use the same starting points. The comparison must be based on the same drawing, dimensions, finish, and product specifications.
- Mark what is missing. Think of measuring, preparatory work, appliances, installation, disposal, and transport. Ask for a supplement where necessary.
- Check quantities and assumptions. A price may be based on a different surface area, substrate, or accessibility than your home actually has.
- Make exceptions visible. Document what falls under additional work, who is authorized to order changes, and when you will receive an adjusted price first.
- Check payment and delivery dates. Not all amounts are paid upon handover. Ensure orders, down payments, and installation align with the confirmed schedule.
Rive Home can help coordinate the interior plan and the quotes. Supplier prices and fees for design or coordination are kept clearly identifiable. You decide which proposals are approved before the agreed-upon next step is taken.
Which items easily disappear from view?
With curtains, tracks and installation are sometimes budgeted separately. With lighting, controls and installation work may fall outside the fixture price. With custom work, the contents of the closet make a difference, not just the outside. And a new floor can only be laid once the supplier has deemed the subfloor suitable. These are checkpoints, not tasks that are automatically necessary in every new-build home.
A changing delivery date can also have consequences for storage or rescheduling. Discuss in advance with suppliers what agreements apply to this. Keep uncertain items separate until they are worked out so that the overview does not provide a false sense of security.

A luxury interior requires cohesion, not a fixed price label
The amount of custom work, detailing, and material choice partly determines how extensive the process is. A natural stone countertop, large closet wall, or complicated connection requires different elaboration than a freestanding piece of furniture. We discuss which choices are important to you and which parts can remain or be added later.
Would you like to have design, fit-out and furnishing coordinated as one project? Then read how a complete new-build interior process is structured. For a kitchen, you can also view the personal kitchen design service. A project page such as CONRAD Amsterdam helps with checking project-related starting points, but it does not replace your own purchase documents.
Your preparation without having chosen everything yet
- Bring the home drawing and technical description with you.
- Mark what has already been purchased, ordered, or is included.
- Distinguish between necessary, important, and possible later.
- Give a budget direction for the entire interior, not just the design.
- State the guidance you expect and which suppliers are already involved.
With this, an initial conversation can result in a defined assignment and a usable cost overview. Concrete prices follow from your home, choices, and current quotes.

Frequently Asked Questions
Why don't you quote a fixed price per square meter?
Surface area alone does not make the project comparable. The state of completion, choice of materials, kitchen, amount of custom work, and level of guidance can vary significantly. A useful price indication therefore first requires a definition of the scope of work.
What is the difference between design fees and the total interior budget?
Design costs relate to the agreed-upon design work. The total interior budget also includes the necessary products, finishing, delivery, assembly, and any construction supervision. Always check exactly what a quote includes.
Which costs are easily forgotten?
Check, among other things, the preparation of surfaces, lighting technology, curtain rails, cabinet interiors, transport, and assembly. Which items are necessary depends on your home and the scope of delivery of the parties involved.
Should I set aside a fixed percentage for contingencies?
There is no percentage prescribed here for every property. Determine the reserve based on as yet unknown work and the extent to which the design and quotes have already been developed. Keep the reserve clearly separate.
Can I do part of the furnishing later?
Yes. First, discuss which technical preparation or ongoing finishing is needed now. Loose furniture and less urgent rooms can often follow later, as long as the cohesion in the plan is maintained.
How do I know if a cheaper proposal is truly comparable?
Compare specifications, quantities, and included services side by side. Check VAT, installation, preparation, transport, and exclusions. A lower total with fewer components is not the same offer.
